There has been another development moving forward in Maidenhead, as the planning application for the York Road rejuvenation scheme is submitted. Coupled with the progress of The Landing scheme, this is another sign of investment pouring into Maidenhead.

The York Road development will see 229 homes be built in the town centre, with 88 of the homes being affordable.

This is a key point for the council, as they are constantly trying to better the amounts of affordable housing in Maidenhead. This project has achieved a 38 per cent allocation of affordable housing, which is above the 30 per cent target that the Royal Borough has set for new developments.

Councillor Dudley has stated that the council will provide £2.6millon from its Section 106 fund towards financing 20 of the 88 affordable homes.

There will be a mixture of shared ownership, affordable rent (rent set at local housing allowance levels) and social rent homes.

He said, “The social housing is for the lowest earners in our community.

“We will give residents struggling to get onto the housing ladder a place to call home…We think this is a really fantastic development with much-needed housing.”

The market sale properties in the development will be under a ‘first dibs’ arrangement, meaning they will be exclusively available to those who live, were born or work in the borough for the first six weeks they are on the market.

Developer Countryside is keen to unlock the potential that this development has, so whilst there will be homes built to cater for the expanding demand in Maidenhead, the project would bring commercial units and a community space into the town centre.

The community space sits just beside the new Waterways project, so that residents and businesses can enjoy the fantastic natural space and wildlife that will be created once the project is complete.

The new plans will see 20,000 sq ft of commercial space for food and drink outlets, and new pedestrian and cycle paths will connect York Road to the Nicholsons Centre.

If the application is approved in September, work will start on site in spring 2019 with the first homes completed in autumn 2020.

The York Road rejuvenation is the first of several upcoming developments on council-owned land, which will bring 4,000 new homes to the borough. The Landing scheme, which had new planning submitted this week, is one of the biggest developments in Maidenhead for many years, creating jobs and new homes to cater for Maidenhead’s bright future.

All of this investment is pointing to the future, as the council and developers alike know that Maidenhead will soon be the new place to be. As London spills out into it’s surrounding areas, Maidenhead’s new link to the capital through Crossrail makes it one of the best if not the best option for businesses and residents looking for a cheaper, more sustainable location – but still in touching distance of the capital.

Our landmark, modern office in the heart of Maidenhead offers new businesses unrivalled space in a key, gateway location on the corner of Marlow Road and Sun Lane, just three minutes walk from the town centre – it promises to unlock your businesses potential.
